Padgett Properties is made up of husband and wife power duo James and Annie Padgett, who together with a team of professionals invest in properties and transform them into beautiful, modern, well-cared for homes. 

Our drive is to inspire and provide for our 5 children, and set an example for them as they grow up. We are family orientated and used to juggling various demands and responsibilities, which also serves our property business. 

Our mission is simple; to care about people and the places they live in by transforming neglected,  tired properties into stunning, modern homes. As health professionals in the NHS, we know first-hand what a comfortable, warm and inviting home can do for our health, happiness and wellbeing, and creating such places is at the heart of our ethos.

How it works...

We collaborate with private individuals to grow a relationship, which then enables us to fund purchases within Padgett Properties’ portfolio. 

These individuals received a fixed-rate return on their investment in exchange for lending capital, which is protected via a comprehensive loan agreement. Risk is mitigated through equity leveraged in the existing portfolio. 

Each purchase is assessed from multiple different angles and undergoes thorough risk analysis and stress-testing, to ensure the investment is a sound one, and can provide solid investment opportunity.  The company’s commitment to due diligence maintains investor confidence and satisfaction.

The properties bought are brought back to life with thorough renovation and refurbishment, upgrading and interior design. They are then either transformed to modern, well-equipped, homes for long-term tenants, or let out on a short-term rental basis, under our sister business, Green Room Stays. Green Room Stays provides stunning, exceptionally well-cared-for short-term accommodation for business and leisure breaks, primarily for families and groups.

Annie Padgett

Annie is a super determined do-er, who likes to be busy. She has a love for long-distance running and has competed in a variety of different marathons, pursuing her next personal best. 

She trained as a doctor in Southampton, before meeting James while working in Wales. Once married, they moved to West Sussex and Annie qualified as a GP in 2020. She has achieved extra qualifications in dermatology, lifestyle medicine, and women’s health and is a partner at her medical practice. 

She is focused on providing for her family, including James’ and Annie’s five children, and being a role model of what hard, smart work can achieve. Namely, the freedom to do good for others, explore the world, have adventures, and be master of your future. 

Annie’s role in the business is multi-faceted; liaising with professionals, trades, and tenants/guests, networking, creating social media, and generally planning for the future of the business.  She meets investors, keeps track of finances, and is the main operating cog in the day-to-day running of the business. 

James Padgett

James is incredibly hard-working, always looking to support his family through his work in the NHS, and within the business. 

James attended medical school and dental school in Cardiff, completing a total of 10 years of university education, the latter whilst working as a doctor. He then continued his training after moving to West Sussex and in 2022 qualified as a Consultant Oral and Maxillofacial Surgeon, after 20 years of hard work and sacrifice.

He works as a consultant in Brighton, specialising in cancer of the Head and Neck. 

James and Annie have the same ethos in providing for their children, and setting an example for them as they grow up. 

James’ role in the business is to get involved with the major investments, assess risk and protect the business and assets going forward. He supports Annie with day-to-day running of the business, and property maintenance where needed.

Padgett Properties purchases tired, neglected homes that are need of updating and renovates and updates them for increased value, in order to rent them on a short or long-term rental basis. 

Padgett Properties primarily invests in Southampton, Hampshire. They are looking to invest around the South Coast, from Eastbourne to Southampton, going forward. They are also considering projects in the Leicester area, as they have connections in this area. 

Padgett Properties works with a range of people, including professionals such as estate agents, solicitors and trades, as well as other property experts and investors. They only work with people who are reliable, communicate well and fit with the ethos of their business. 

There are always risk with any investment strategy, but James and Annie take that risk upon themselves and their business, when working with investors. Each project is thoroughly stress-tested to mitigate the potential risk. 

Annie and James started their property business in 2020, after previously renovating and working on their own homes in the past. 

The main strategy employed at the moment is Buy-Refurbish-Refinance to Serviced Accommodation, the properties are then managed by their sister business Green Room Stays, for good returns and excellent upkeep of the property. In the future they are looking to get involved with long-term lettings and HMOs. 

The portfolio currently consists of 3 properties (all 3-4 bedroom houses) in Southampton with a value of approximately £1 mil (Jan 24).

James and Annie have invested in a variety of different property training courses and programmes. They continue as members of a property training community (Cogito Wealth) that provides networking, ongoing support, professional talks, materials and regular updates. 

Anyone can be an investor as long as they meet the criteria defined by the FCA under the Financial Services Markets Act (2000). 

All investments carry risk, however this is offset by backing any funds against their current portfolio. 

  1. Arrange a call or meeting to get to know each other and decide if you want to proceed
  2. Clarify any details and answer any questions 
  3.  Sign a secure investment agreement 
  4. Deposit investment amount 
  5. Receive interest on investment on monthly or annual basis 

Before we discuss current opportunities and what we might be able to offer currently, we need to discuss things in further detail to ensure everything is understood and protect you according to FCA rules. Investment interest rates can vary between 4-8% depending on amount of loan and length of term. 

Generally speaking yes, as long as at least 3 months notice is given. For investing larger amounts that are tied in bigger projects, you might not be able to withdraw all invested funds before the project completion date.
